HIPs are happening !

The Government’s plans to introduce a new method of selling properties in the form of Home Information Packs were due to commence on 1st June 2007. The watered down plans started on 1st August and only relate to properties with 4 or more bedrooms. However, 3 bedroomed properties join the scheme on 10th September.

Anyone wishing to sell such a property will need to have commissioned a HIP (albeit it does not to be available) before marketing their property.

Here at Barr Ellison we are already providing HIPs on behalf of Clients and by way of referral from Estate Agents. We aim to provide a completed HIP within 10 working days so as to ensure prompt compliance and hopefully leading to early exchange of contracts.

A HIP must contain an index, a sales statement, proof of title to the property and (the one substantial change) an Energy Performance Certificate, a local authority search and water and drainage searches. We have contacts with local surveyors to provide the Energy Performance Certificate.

If our clients instruct us to prepare a HIP, and subsequently in the sale of the property, then a reduction in our normal charges for conveyancing will be offered.
